Balcony Waterproofing

Waterproofing your balcony begins with treating the material from which your balcony is constructed from. Many balconies are constructed from wood or concrete, so these materials need to be protected during the initial installation, or later on to prevent them from succumbing to water damages. For both types of material, we recommend considering sealants and coatings that deter water from building up on the surfaces of them and seeping in after extended exposure.

 

Drainage

Drainage is also necessary when waterproofing your balcony because a balcony without drains has nowhere to effectively push the unwanted water. The drains don’t necessarily need to be on your balcony, but your balcony should have angles and openings that allow water to filter off of them and onto a nearby drain. Adding secure sealant to the surface of the balcony and making sure your door’s caulking is solid will prevent any water from coming in during a storm.

 

Treated Materials

As mentioned previously, treating your balcony will ensure that it is protected from water damages long-term. When your balcony is not treated, water can accumulate and pool around it, building up and even flooding over into your neighbors' balconies as well (if you live in a communal area). Private balconies run the same risk and instead of the water pouring over onto your neighbors, it will then pour over to the base of your home. This can create pooling around your home's lower level porch or patio, as well as ruin the surrounding landscape. Water Deterrents

Water deterrents come in the form of treatments that push water away from the surface and add a thick coating to your balcony materials that block water from soaking in. When concrete or wood are not treated with sealants or coatings, they become vulnerable to water because water can soak into the pores of the concrete or into the wood, making the materials soft and causing them to lose their durability and integrity. We also recommend treating your banister and railings, as these can also absorb water if constructed from the same or similar materials. If your balcony is painted, consider opting for waterproof paint as well.
